Job Title: Maintenance Worker

Summary
Responsible for the overall maintenance and upkeep of all commercial properties under the direct supervision of the Building and Facilities Manager.
Essential Functions

- Performs interior and exterior cosmetic repairs that may include painting, dry wall patching/install/repair, floor replacement/repair and other necessary repairs to maintain a high level of functionality and professional appearance.
- Responsible for the building’s preventive and predicative maintenance that may include plumbing, electrical, and HVAC systems.
- Engages in ground maintenance activities to ensure parking lot and exterior surroundings are accessible, safe and maintain a professional appearance at all times.
- Responsible for the care, maintenance and inventory of all supplies and equipment owed by the company.
- Ability to communicate effectively and professionally with all building occupants, management and coworkers while working in a team environment.
- Must be available to work after general office hours, week-ends and Holidays and in emergency situations as needed.
- Be aware and always operate within OSHA standards.
- Understanding of building codes.
- Understanding of Elevator compliance.
- Understanding of fire sprinkler codes.
- Understand inspection reports and documentation.
- All other job-related duties as assigned by supervisor.

Work Environment
This job performs physically demanding work. May work at great heights or outdoors in all weather conditions. The use Personal Protection Equipment is required. May also be required to do office work with use of computers, copiers, fax, and answering systems.

Position Type/Expected Hours of Work
This is a full-time position (40 hrs./week). Days and hours of work are typically Monday through Friday, 8:00a.m. to 5:00p.m. with overtime as needed before/after shifts and on Saturdays. On call required every third week.
Travel
Travel is primarily local during the business day, although some out-of-area and overnight travel may be expected.
Experience
- Must be able to stand for long periods of time, and regularly lift 50 pounds or more
- Knowledge of materials, methods, and the tools involved in the construction or repair houses, buildings, or other structures
- Frequent bending and stooping is required.

Education
- High School Diploma or GED required.
- Two (2) year technical degree from an accredited college in an applicable field is preferred.
- Two (2) year experience in commercial facilities maintenance is preferred.
Additional Eligibility Qualifications
- Maintains a valid driver’s license and be insurable under company insurance provider/program
- HVAC and Boiler experience is a plus.
- Able to work 40+ hours per week
