Summary

Job Title:                 FACILITIES MAINTENANCE TECHNICIAN - Full-Time     

                                   

 

Summary

This position is responsible for ensuring clean, orderly, attractive, and safe conditions for site location.

Extensive knowledge of field.  Works on assignments that are moderately difficult, requiring judgment in resolving issues or in making recommendations. Plans own work. Uses judgment within limits of standard practice. Only asks for supervision for unusual cases.  High School plus specialized training, and 5 - 6 yrs. of experience.

 

Essential Functions

Performs a variety of day-to-day facility maintenance functions to include building/facility maintenance, repair, replacement, and duties on structural, mechanical, electrical, HVAC and sanitary systems and related equipment and machinery. Analyzes maintenance repair requests and identifies problems and implements solutions.

  • Completes preventative maintenance on equipment and building systems
  • Organizes Bellevue HCI building needs to include coordination of housekeeping, building maintenance and grounds keeping
  • Keeps records for preventative maintenance for machines and equipment.
  • Parking lot maintenance: trash removal. Prepare building for changing weather conditions such as applying salt and gravel to street/sidewalks, and driveways to ensure safe passage until contractor arrives
  • Responsible routine maintenance of company vehicles. Service checks and cleanliness
  • Regularly inspect company property and performs necessary maintenance
  • Maintain working relationships with landscaping other external vendors and inspectors to coordinate as needed
  • Collaborate with building owners and upper management on budgeting for building needs
  • Coordinate with Winnebago HCI building/facilities departments as necessary
  • Respond to 24-hour emergency calls to perform emergency building repairs weather necessities and security system concerns.
  • Routinely ensure all the facility, automatic and mechanical apparatuses within the building are functioning properly. Electrical, plumbing, HVAC, etc.
  • Flag maintenance (raising, lowering, and replacing when needed)
  • Performs as needed construction, movement, and removal of furniture and/or coordinates contractual support.
  • May be involved in the maintenance of office furniture and equipment and the build out of workstations and other minor facility alterations.
  • Uses company credit card to purchase basic supplies and materials needed to perform duties.
  • May assist with the transportation of company equipment to and from Winnebago corporate site location as needed.
  • Attend training seminars as requested.
  • All other job duties as assigned by immediate supervisor.

Supervisory Responsibility

This position has no supervisory responsibilities. 

 

Work Environment

This job operates in both outdoor and indoor settings. This position may require physical work. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.

While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms.

The position lifts heavy objects, walks and stands for long periods of time and performs strenuous physical labor under adverse field conditions. The employee lifts pushes, pulls or carries objects; uses abdominal and lower back muscles to provide support over time without fatigue. The position requires the ability to quickly move arms and legs. The employee must have excellent stamina.

 

While performing the duties of this job, the employee is frequently required to handle; reach with hands and arms; stoop, kneel, bend, crouch, or crawl. The employee must also occasionally lift and/or move up to 75 pounds or more.

 

Position Type/Expected Hours of Work

This is a full time position. Typical 40 hours per week of work Monday thru Friday.  Evening and weekend work can be expected based on business needs.

 

Travel

Travel is primarily local during the business day, although some out-of-area and overnight travel may be expected.

 

Experience

  • Previous HVAC, plumbing and electrical experience
  • Excellent communication skills both verbal and written.
  • Must be organized.
  • Be able to work independently without direct supervision.
  • Ability to prioritize and manage multi-functional tasks.
  • Ability to follow safety standards in working with multiple tools and equipment.
  • Ability to follow up and complete work orders.
  • Respond to emergency situations in an efficient and timely manner for immediate repairs.
  • Communicate in writing and orally with team members, employees, contractors, and vendors to obtain and provide useful information.
  • Be flexible in responding to change in schedules and job priorities.

Education

Associates degree (A.A.) or equivalent from two-year college or technical school; or three or more year’s related experience and/or training; or equivalent combination of education and experience in building facilities and maintenance.

 

Additional Eligibility Qualifications

Maintains a valid driver’s license and be insurable under company insurance provider/program.

 

Security Clearance/Gaming License

None required for this position
