Job Title: Property Manager

Summary
Responsible for performing leasing/property manager duties and assisting in the day-to-day operation of programs, activities, and services. Perform duties of a highly confidential nature.
Essential Functions

· Responds to telephone inquiries from the public and other departments regarding leasing.
· Strive to have all units leased
· Maintain secure files to protect confidential information
· Leasing and overseeing all rental units
· Proper move ins and move outs
· Completing full backgrounds checks
· Overseeing rental application
· Collecting rent
· Providing tenant ledgers/ Notices
· Advertising properties
· Making sure all units are in good standing for next tenants
· Assists accounts payable to ensure proper billing codes are utilized for projects
· Prepares or directs the preparation of reports which summarize and forecast company business activity and financial performance in the areas of income, expenses, earnings, dashboards, update tenant spreadsheets, and email to appropriate people
· Work independently and within a team on special and nonrecurring and ongoing projects.
· Assist with special projects which may include planning and coordinating multiple presentations, disseminating information, and organizing companywide events such as homebuyer seminar, powwow and live Atokad Horserace
· Provide administrative support including supplies control and necessary communications internally and externally.
· Examine procedures and recommends changes to save time, labor, and other costs and to improve quality control and operating efficiency.
· Maintains a favorable working relationship with all employees to promote a cooperative and harmonious working environment to facilitate positive employee morale, productivity, and continued improvement.
· Main Point of Contact for current and future tenants.
· Work with maintenance group to assist them if anything is needed from property management

Work Environment
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
Physical Demands
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
· Must be able to remain in a stationary position 30% of the time.
· Occasionally moves about inside the office to access file cabinets, office machinery, etc.
· Constantly operates a computer and other office productivity machinery, such as a calculator, copy machine, and computer printer.
· Expresses or exchanges ideas by means of the spoken word. Those activates in which they must convey detailed or important spoken instruction to other workers accurately, loudly or quickly.
· Must be able to lift/push or move up to 30lbs.
· Must be able to work indoor conditons 75% of the time.
While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms.
Position Type/Expected Hours of Work
This is a full-time position. Days and hours of work are Monday through Friday, 8:30 a.m. to 5:00 p.m.
Travel
Travel is expected 10% of the time for this position
Experience
· Knowledge of a variety of computer software applications in word processing, spreadsheets, database, and presentation software such as Yardi.
· Must be able to work in a fast-paced environment with demonstrated ability to juggle multiple competing tasks and demands.
· Maintain a high level of interpersonal skills to handle sensitive and confidential situations. Position continually requires demonstrated poise, tact, and diplomacy.
· Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small groups situations to customers, clients, and other employees of the organization.
Education
Associates degree (A.A) or equivalent from two-year college or technical school; or two or more year’s related experience and/or training; or equivalent combination of education and experience.
Additional Eligibility Qualifications
Maintain a valid Driver’s License and be insurable under company insurance provider/program
